A reimagined home in the New Forest

Purchased as a retreat from busy city life, this historic New Forest farmhouse dating back to the 18th century has been reimagined and repurposed as an idyllic bolthole to suit three generations. Simon project managed both phases of the project, from initial visualisation to final completion.

The first phase of works began with the assembly of a construction team to completely gut and refurbish the main house, including new mechanical, electrical and security specifications. Works included new flooring, windows and doors throughout, new sanitaryware in all bathrooms and a new kitchen. The interior was finished to an exceptionally high specification, whilst maintaining the overall look and character of the farmhouse.

Externally, new fascia, roofing and guttering was installed, enabling more consistency across the different aged buildings. Landscaping of the grounds included full refurbishment of the swimming pool, the addition of a Victorian style glasshouse, new fencing and gates to the extensive fields and boundaries, a new fruit orchard with natural pond, a new agricultural barn built in the local style, and the addition of hen houses, bee hives, pygmy goat inclosure and horse paddocks.

New power and utility provision was specified, with solar arrays and a state-of-the-art wind generator. Electrical works were replaced, and new audio-visual and security detection systems were installed, along with a new wireless network to all building and garden areas.

Adjacent to the house, new paths were laid, new beds planted with sustainable irrigation systems, plus an enclosed kitchen garden with raised vegetable beds was established. The aim was to ensure every possible vista from the house and across the garden is pleasant on the eye.

The second phase of works included the refurbishment of the annexe, pool house and gym, the addition of an external kitchen and pergola seating area and the full re-cobbling of the entrance courtyard.

With strong attention to detail, we brought all teams together as a community; we evaluated all packages and handled team dynamics, conflicts, and any necessary insurance. We provided weekly and monthly progress reports for the client, including photos from our regular site visits. We also managed subcontractor administration, contract variations, certifications, snagging upon completion, and conducted a six-month defect inspection before the final release of retention.

Luxurious landscaping close to the sea

Recently, Luxury Property Projects oversaw an extensive landscaping project at a luxurious residence situated on the Solent coast. The project elevated the gardens and outdoor spaces to an exceptional standard.

The front driveway and parking area underwent a comprehensive transformation, featuring the reimagining of existing beds and borders to conform to a novel layout. The gravel drive subbase and surface course were entirely removed and replaced with a new installation of natural stone paving, edgings, and cobble setts. Natural stone steps and walls were constructed. New electronic hardwood entrance gates were installed.

The areas in the immediate vicininty of the house were completely cleared and a new series of terracing and outside living spaces was subsequently constructed, relaying the existing natural stone paving which was seamlessly integrated with natural stone edgings, cobble setts and gravel. An existing retaining wall underwent repair, and stone steps were incorporated to improve the spatial flow.

An existing swimming pool was demolished and replaced with a new one equipped with renewable heating system. The pool area was paved with natural limestone and surrounded by newly constructed retaining wall structures, steps, lighting, and a sun sail shade. Adjacent to the pool, a secluded area for dining was created with a handcrafted oak pagoda, planted with vines and outdoor cooking area. Within an existing garage, a new gymnasium, pool changing facilities and storage area were constructed. An existing boat shed was transformed into a water sports storage unit.

Further from the dwelling, the ground was levelled and reirrigated to significantly enhance drainage and mitigate previous flooding problems. A woodland garden was established, featuring wildflowers, shady and hardy turf, and incorporating new garden and wood storage facilities.

A diverse range of mature trees were strategically incorporated throughout the landscape. Existing tree root systems were subsequently enhanced by the injection of organic fertiliser, thereby augmenting their vitality and longevity.

All lawns were meticulously removed, levelled, reirrigated, and returfed. All dead or diseased trees were cleared from the boundary. Throughout the grounds, all vegetation was removed from beds. With improved soil, beds were replanted with new shrubs and trees. A new irrigation system was installed in all beds and planters, drawing from a comprehensive rainwater collection and storage system.

Garden lighting was installed, controlled by a smart system.

Spacious farmhouse surrounded by countryside

Our client purchased this late 20th-century farmhouse with a rose garden annexe in the Wiltshire countryside with the desire to carry out extensive work throughout. Luxury Property Projects was engaged to manage the entire project from concept to completion.

Internal work included new wet underfloor heating, new natural stone floors in the kitchen, pantry, utility room, conservatory and hallway, a new hand-finished hardwood floor in the drawing room and new carpets in bedrooms. To optimise the use of space, a steel frame was installed in the hallway to enlarge the opening, and custom joinery was added to enhance the space efficiently, including a handcrafted walk-in wardrobe in the master suite. New sanitaryware was fitten throughout.

All external doors and windows were replaced and upgraded, the latter with Masterframe sash windows. The external facades received replacement hardwood shutters, render repairs and decoration. Comprehensive roof and parapet repairs were undertaken and new guttering was installed on all buildings, along with new hardwood facias. The conservatory received replacement structural walls and windows, with hardwood timber and double glazing.

External works included extensive groundwork and the construction of the base for a shepherd’s hut. Remedial works were undertaken to the garden retaining wall, to waterproof, strengthen and add a masonry buttress. A flight of steps was constructed to improve access to the upper lawn terrace.

Electrical works were replaced, and new audio-visual and security detection systems were installed, along with a new wireless network to all building and garden areas.

Luxury Property Projects brought all teams together, engaging designers and specialists, and managing the project on behalf of the client. We provided weekly and monthly progress reports, which included photos from our regular site visits. With a strong focus on detail, we evaluated all packages and handled team dynamics along with any conflicts. We also managed necessary insurance, subcontractor administration, contract variations, certifications, snagging upon completion, and conducted a six-month defect inspection before the final release of retention.
